House Rules

A few rules, mostly Sedona city ordinance and good-neighbor basics, keep this place welcome in the neighborhood.

Quiet hours

Sedona city ordinance sets quiet hours from 9:00 PM to 7:00 AM. No outside music during that window, and violations can be cited and fined. Keep noise reasonable the rest of the time too; the neighbors are close.

No parties or events

No parties, receptions, or special events. There are exterior security cameras at the driveway and backyard and noise-monitoring devices on site. Anything that draws neighbor complaints means vacating immediately, with no refund.

Occupancy

The house sleeps 16: 14 in the bedrooms and 2 on the living-room pull-out. Additional guests only with prior approval, and you bring the bedding: $50/night per extra guest, paid by request.

RVs & trailers

RVs and trailers up to 16' are allowed but not recommended; there's no turn-around for large vehicles. Bring a spotter and strong trailer backing skills. The best spot is the left-side pullout on the way in.

Trash & wildlife

Keep the trash-can straps latched; it's wildlife country. Pickup is Monday, and there are three large outdoor cans; please don't move them or they won't be collected. Overflow bags go in the exercise room until pickup.

Also good to know

  • No smoking or vaping inside or anywhere on the property; an odor/stain fee applies.
  • Spray tans: bring your own linens; stained linens are charged at replacement cost.
  • Turn off lights, and the game/exercise-room heat or AC, when they're not in use.
  • Bunk beds are designed for children; 220 lb max.
  • Please don't rearrange furniture, except the outdoor pool loungers and metal patio chairs (photo first, then return them).
  • No mail to the house; ship packages at your own risk.
  • No muddy bikes inside or in the garage. Hose them off on the red-rock areas north and east of the pool, not on the driveway or pavers.
  • Report anything broken promptly so it can be fixed before the next guests.

Pool, spa & sauna liability waiver

Use of the swimming pool, spa, sauna, and surrounding areas is at your own risk. There is no lifeguard on duty at any time. The pool area is not fenced or gated, and guests are responsible for ensuring the safety of all individuals in their party, especially children and non-swimmers. The booking guest, on behalf of themselves and all members of their party and invitees, agrees to release, waive, discharge, and hold harmless the property owner, property manager, and their agents from any and all claims, liabilities, damages, losses, or expenses, including those resulting in bodily injury, illness, property damage, or death arising from or related to the use of the pool, spa, or surrounding premises. The booking guest further agrees to indemnify and defend the property owner against any claims brought by members of their party or invitees related to such use. By completing a reservation and/or using the pool or spa, the booking guest acknowledges that they have read, understood, and agree to these terms and that they are responsible for communicating these rules and risks to all members of their party and ensuring compliance with them.
